T PLUS, TUEN MUN, THE NEW TERRITORIES
In May 2014, Excel Billion Group and then-Chun Wo Development Holdings were awarded government tender to develop the Group’s first residential project in Hong Kong on 2 Tsing Min Path, Tuen Mun.
The development spans some 13,750 square metres and comprises 356 residential units. In response to popular demand, most of the units were built with young people and first-time homeowners in mind.
In July 2017, in a strategic move, the Group sold all its shares to Stan Group.
264-266 PRINCE EDWARD ROAD WEST, HO MAN TIN, KOWLOON
Well-versed in collaborating with mainland Chinese property developers, the Group purchased a large plot of land on 264 to 266 Prince Edward Road West, Ho Man Tin — a district known for its deluxe residences.
Adjacent to the prestigious Kowloon Tong and Kadoorie Hill neighbourhoods, the development is in close proximity to bustling Mong Kok.
At around 1,071 square metres, the development is now undergoing the final phases of foundation works. The Group will soon be applying for a lease modification from the Lands Department to launch the development this year at prices suitable for a recovering economy.
61-67 SOY STREET, MONG KOK, KOWLOON
During the adjustment of Hong Kong property prices, the Group purchased a plot of land in the heart of Kowloon at the junction of Soy Street and Hak Po Street.
The 328-square metre development will have a total gross floor area of around 2,955 square metres. Its convenient location and layout will make the development an attractive option: The completed ground-floor shops are set to be up to 37 metres wide, while certain residential units will enjoy panoramic views of the neighbourhood, which include amenities such as the Sai Yee Street Garden and Macpherson Playground. The development is also just minutes away by foot from the Mong Kok East and Mong Kok MTR stations.
Foundation works for the development are set to begin in 2021, while sales are expected to start in the same year.
437-441 CASTLE PEAK ROAD, CHEUNG SHA WAN, KOWLOON
The Group is rapidly expanding. After the Mong Kok Soy Street project the Group has successfully acquired a commercial and residential site at Castle Peak Road, Cheung Sha Wan, which is located in the traditional prosperous district of Kowloon.
The site area is about 348 square meters. While the Group strives to remain the advantages of the traditional commercial and residential prosperous district where the project is located, various aspects such as geographical location, regional culture, surrounding facilities and market demands are simultaneously considered. The Group envisages to develop the project into a quality-living residential property project integrated into the community.
The site has now completed the demolition works of the original old buildings, and the foundation construction works will be carried out as planned in the next few months.
